Tenant's often believe that if they pay partial rent, that they won't be evicted, or at least not as quickly. Of course the Landlord may accept whatever amount they want, but after rent is due and the grace period is expired, the Landlord may refuse any amount less than full rent + "reasonable" late fees. Once a 5-Day Notice to Pay-or-Quit has been served, accepting partial rent payment cancels the notice and a new notice must be posted and the time starts over. But once again, if full rent + reasonable late fees are offered during the 5-Day period, the Landlord must accept it.
